English SITUATION I am looking for a subtenant for my 2-room apartment in Adlershof. Professionally, I am moving to another city, but I want to keep the apartment. The TV has been moved out with me, but I can get and connect one by arrangement. The price already includes electricity and internet, as well as all utility costs. The tenancy can be fixed-term or indefinite with a 3-month notice period. Speed and commitment are crucial for me - the first one with complete documents, signed contract, and transferred deposit gets the apartment. (Honestly, two interested parties have already backed out at the last minute, and that shouldn't happen again) Viewings are possible from June 22nd to June 25th. Key handover by June 28th. Viewings are only possible after receipt of complete documents and an initial positive review. Required documents: - 3 pay slips (~2,500€ net should be sufficient) - Copy of ID card - Schufa credit report - Confirmation of no rent arrears - Short description of the situation, including desired rental period LOCATION Only 3 minutes to the S-Bahn station. Penny, Edeka, Aldi, Lidl, and many restaurants are in the immediate vicinity. Pharmacy and drugstore (dm) are right around the corner. To the back, there's a green courtyard and it's quiet. The apartment is relatively cool even in summer and quickly warm in winter. From the balcony in the living room, you can hear the S-Bahn and the bus - but that's not too dramatic. The neighbor above the apartment regularly plays music or watches TV.
