***GENERAL*** Beautiful, wonderful bright apartment with two rooms, walk-in-closet, big bathroom and balcony in a quiet side-stree of Ku'Damm for lovers of fine living! An extraordinary home! ***FEATURES*** The apartment has been fully refurbished a few years ago with very high attention to detail and design. The apartment has smoothed walls, historic herringbone parquet and floorboards, stucco, historic coffered doors that were made up with glass inlays, beautiful kitchen (white satin-finished glass fronts, induction stove, separate oven, electric appliances from Miele, Neff and Siemens), bathroom with bath tub and separate spacious, level-access shower with head and hand shower, floor heating and Dornbracht faucets, spacious walk-in closet, historic Jugendstil door and window handles, video intercom. There is a balcony that fits two with a nice view into the green to enjoy the sun. The apartment was last renovated in 2017 and a Farrow & Ball colour concept was applied. The bedroom comes in a wonderful, soft but dark blue, the living room has an elegant light grey. There are several practical cupboards for storage. The walk-in closet has a large mirror and is separated from the bedroom by a historic sliding door. There you can store pretty much everything, including ironing board, vacuum cleaner and folders etc. The apartment is fully furnished and equipped with everything you need in daily life: towels, bedding, Nespresso coffee machine, Sonos speaker, dishes, cutlery, pots/pans, other kitchen utensils, ironing board, iron, drying rack, vacuum cleaner, broom etc. The apartment is located on the 4th floor (you get used to that very quickly - promise! - and the brightness pays it off) of the side wing of the building. The building has a bicycle cellar. ***LOCATION*** Ku'Damm with its cafés and restaurants and shops for daily needs (supermarket, drug store, pharmacy, post office) is right around the corner. A 10 minute walt takes you to beautiful Lietzensee park and lake that is ideal for jogging or simply strolling around, as well as to Stuttgarter Platz that's famous for its cafés, bars and restaurants (my recommendation: Doppio Pazzo for great coffee and Lentz for down to earth and authentic drinks!). A 20 minute walk via Ku'Damm takes you to Savignyplatz and its surrounding streets where you find great bars/pubs, restaurants, cafés and shops of all kinds. Grunewald forest is approx. 3 kilometers away and is another perfect spot for jogging or strolling through nature. It's an ideal refuge from daily life! Even closer is Halensee lake and its lido. Those who prefer to do sports in a gym find high-end studio Aspria and low-budget studio FitX a 5 minute walk away. Lovers of culture are close to Schaubühne which is one of the most renowned theaters of the country very close by, and Deutsche Oper which is one of the three opera houses of the city is not far away, either. ***TRANSPORT*** There is free parking available in the street itself and the surrounding streets. The apartment is located in the operating areas of DriveNow, Car2Go and several other sharing services. Connection to public transport is super good: S Charlottenburg (lines via Potsdam, Savignyplatz, Zoologischer Garten, main station, Friedrichstraße, Hackescher Markt, etc.), S Halensee (circular line) and U Adenauerplatz (U7) are each a 10 minute walk away. The buses to take you along Kurfürstendamm (direction Kreuzberg and Grunewald/Zehlendorf) stop basically around the corner on Ku'Damm. Tegel airport and Schönefeld airport as well as Berlin main station can easily be reached by public transport. It takes approx. 20 minutes to get to Tegel airport by car. A taxi rank is within 3 minutes walking distance. The city highway (A 100) is approx. 2 minutes by car. ***RENT & OTHER COSTS*** The rent is a flat fee. It includes water, electricity and heating costs (fair use) and all other ancillary costs including WIFI. This means no paperwork for you and no hassle with supply companies! The rent is calculated for one occupant - in case you are two rent increases by 50 € per month to cover additional usage based costs.
