The cozy apartment is located on the first floor of an old building. It is heated by a wood-burning stove, night storage heaters, and infrared heating. It has a small balcony where you can enjoy the sunrises. The location is quiet, yet Grafing/Stadt is a 7-minute drive away. From there, you can take the train to Munich Central Station in 25 minutes. In addition to the 68 sqm living space, there is another room of approximately 20 sqm with a sofa bed, which is not included in the rental price due to the low knee wall. This room contains a sofa bed that can be used. The kitchen counter is not yet attached, as the kitchen window still needs to be replaced, which is expected to take place in December 2025. Only then will the counter be fully usable. Nevertheless, the kitchen is currently quite usable. I connect to the internet via mobile data (O2), and the connection is stable and good.
