English: We offer our 3-room apartment with a terrace, basement, and a freely usable communal garden. Amenities: Bedrooms face the courtyard, making it quiet yet bright. The living room and dining room are connected by an antique sliding door that can be closed if necessary. Each room has a separate door to the hallway. The dining room has a floor-to-ceiling door and a French balcony. Both rooms face the street. Bathroom: *Shower *Washing machine connection *Separate toilet with towel heating Kitchen including fully equipped fitted kitchen *Dishwasher *Dishes/Cutlery *Retro-style refrigerator *Stove/Oven The kitchen provides access to the terrace, which is approximately 3x2.5m in size and offers a view of the garden. Very quiet and the ideal place to relax. We have a raised bed where you are welcome to grow something. The garden is freely available to everyone - access through the basement. PUBLIC TRANSPORTATION The apartment is a 20-minute walk from the main train station. Many bus stops, as well as the U1 Wandsbek Markt and the U2/U4 Horner Rennbahn lines, are within easy walking distance. A Lidl supermarket, a Budni supermarket, and a bakery are in the immediate vicinity. Towards Wandsbek Markt, the Quaree is not far away and is a convenient shopping area with many good doctors. Parking: Unfortunately, there is no parking space, but you can always find a free parking space on the street. German: Wir bieten unsere 3-Zimmerwohnung mit Terrasse,Keller und einem frei nutzbaren Gemeinschaftsgarten. Ausstattung: Schlafzimmer in den Innenhof raus, somit ruhig und trotzdem hell. Wohnzimmer und Esszimmer sind durch eine alte Schiebetür verbunden die bei Bedarf auch geschlossen werden kann. Jeder Raum hat eine separate Tür in den Flur. Das Esszimmer hat eine Bodentiefe Tür und einen französischen Balkon. Beide Zimmer gehe Richtung Straße. Badezimmer: *Dusche *Waschmaschinen Anschluss * separates WC mit Habdtuchheizung Küche inklusive voll ausgestattete Einbauküche * Spülmaschine *Geschirr/Besteck *Kühlschrank im Retro Style * Herd/ Backofen In der Küche befindet sich der Zugang zur Terrasse die ca 3x2,5m gros ist und den Blick in den Garten bietet. Sehr ruhig und der ideale Ort sich zu entspannen. Wir haben ein Hochbeet auf dem ihr gerne was anbauen könnt. Der Garten kann von allen frei genutzt werden - Zugang durch den Keller. DIE ÖFFENTLICHE ANBINDUNG Von der Wohnung sind es 20min zum Hauptbahnhof. Es sind viele Busstationen sowie die U1 Wandsbek Markt und die U2/U4 Horner Rennbahn zu Fuß schnell erreichbar. In unmittelbarer Nähe befindet sich ein Lidl und ein Budni sowie ein Bäcker. Richtung Wandsbek Markt ist das Quaree nicht weit und ein direkter Kiez zum Einkaufen und auch mit vielen guten Ärzten. Parkmöglichkeiten: Leider gibt es keinen Stellplatz, aber in der Straße findet man immer einen kostenlosen Parkplatz.
