This is a very nice 3-room apartment on the top floor in the Florakiez district near Pankow S-Bahn station and Wollankstraße S-Bahn station, with many shops, cafes, and beautiful parks. The apartment is accessible by elevator, all windows face sunny sides, and the photos listed as bedrooms in the listing show two separate rooms: a bedroom and a children's room. The latter could also be used if necessary, but would need to be prepared accordingly. The main room is a living and dining room combined with an eat-in kitchen. The latter actually has all the essentials. The balcony is spacious and, at least in sunny weather, is a great place to linger, even in winter. The fact that so much sunlight enters the apartment makes it very pleasant in winter and hardly cold underfoot. Overall, we would say this is a pretty nice 80m² apartment in a prime location. Since it is a quiet residential building, parties or loud gatherings are prohibited. It's also a non-smoking household, and smoking is permitted on the balcony. Es handelt sich hierbei um eine sehr schöne 3-Zimmer Wohnung im Dachgeschoss im Florakiez nahe S-Bhf Pankow und S-Bhf Wollankstraße mit vielen Einkaufsmöglichkeiten, Cafes und wunderschönen Parks. Die Wohnung ist mit Fahrstuhl erreichbar, alle Fenster haben Sonnenseite, die im Inserat als Schlafzimmer angegeben Fotos sind zwei unterschiedliche Zimmer, Schlafzimmer und Kinderzimmer. Letzteres könnte bei Bedarf auch genutzt werden, müsste nur dementsprechend vorbereitet werden. Das Hauptzimmer ist Wohn- und Essszimmer zusammen mit einer Wohnküche. Letzteres verfügt eigentlich über alle Essentials. Der Balkon ist großzügig geschnitten und lädt zumindest bei Sonnenschein auch im Winter zum Verweilen ein. Das so viel Sonnenlicht in die Wohnung gelangt ist es im Winter immer sehr angenehm und kaum fußkalt. Insgesamt würden wir sagen, dass es sich um eine ziemlich hübsche 80m Wohnung in Top-Lage handelt. Da es sich um ein ruhiges Wohnhaus handelt, sind Partys oder laute Versanmlungen untersagt. Außerdem ist es ein Nichtraucherhaushalt, auf dem Balkon kann natürlich geraucht werden. Wir würden die Wohnung am Liebsten über den gesamten Zeitraum vermieten, Mindestmietdauer ist ein Monat, bei einem noch kürzeren Zeitraum müssten wir drüber sprechen. Auch bezüglich der Kaution.
