Rent 1 bedroom apartment of 40 m² in Darmstadt

English: In the villa colony of Eberstadt North, there is a sunny residential property. It is arranged in a U-shape with a well-kept forecourt.
The flat is centrally located between two large flats, which has the advantage of not having to heat in winter. I have now spent the fifth winter without the need to turn on the underfloor heating.
There is a window front with two round windows on the right and left and floor-to-ceiling windows in the back of the central alcove balcony.
I have arranged the flat according to areas and so there is a living corner, music corner, office corner and kitchen corner.
The "office" is currently being renovated, so there is no picture of it. But the alcove looks like the living area. In the sense that there is a round window there. The printer is ready for use. You have to buy the cartridges yourself. Most of the cupboards are cleared for you here.
A short wall separates the area for sleeping. There is a bed, wardrobe, chest of drawers and clothes rail with shelf. A bookshelf with various books. Most of the books will stay in the flat. The kitchen is technically equipped with an oven, induction hob, fridge, small freezer, toaster, kettle and blender. The kitchen is also fully equipped in other respects. If you want to bring your favourite cup, you are of course allowed to do so :)
The piano is there to play. The bathroom is a shower room with pendulum shelves and a small cupboard. In the hallway there is a wardrobe and a household shelf. The shelves remain filled.
From the south-facing balcony you have a beautiful view of the greenery with a view of the Melibokus. The highest elevation of the Hessian Bergstrasse.
My washing machine is at your disposal in the laundry room (basement).
There is a lift.
The basement will hold everything I clear out of your way and is therefore not accessible to you.
The property is located in a turning area and therefore has no through traffic. In 5 minutes on foot you are in the orchards, forest paths and other nature.

You can use the e-bike. It's no longer the latest model, but serves me very well. If you have your own bike, you can park it in the "Radstall". The rubbish is separated. Paper, plastic and bio bins are at the exit in the "stable". I will explain to you on site how the waste is separated in the flat.
There is good parking in front of the house.

German: In der Villenkolonie von Eberstadt Nord, steht ein sonniges Wohnobjekt. Es ist in einer U Form angeordnet mit gepflegtem Vorplatz.
Die Wohnung liegt mittig zwischen zwei großen Appartements, was den Vorteil hat, im Winter nicht heizen zu müssen. Ich verbrachte nun den fünften Winter ohne die Notwendigkeit, die Bodenheizung anzustellen.
Es gibt eine Fensterfront mit zwei runden Fenstern rechts und links und bodenhohe Fenster im Rücken des mittigen Nischenbalkons.
Ich habe mir das Appartement nach Bereichen eingerichtet und so gibt es eine Wohnecke, Musikecke, Officeecke und Küchenecke.
Das „Office“ ist gerade im Umbau und deshalb gibt es dazu kein Bild. Die Nische sieht aber so aus wie die Wohnecke. Im Sinne, dass es ein rundes Fenster da gibt. Der Drucker steht zur Nutzung bereit. Die Patronen müssen selbst gekauft werden. Hier sind die meisten Schränke für dich frei geräumt.
Eine kurze Wand trennt den Bereich zum schlafen ab. Es gibt ein Bett, einen Schrank, eine Kommode und Kleiderstange mit Ablage. Ein Bücherregal mit diversen Büchern. Die meisten Bücher werden in der Wohnung bleiben. Die Küche ist mit Backofen, Induktionsherd, Kühlschrank, kleinem Gefrierschrank, Toaster, Wasserkocher und Pürierstab technisch ausgestattet. Auch sonst ist die Küche voll eingerichtet. Wenn du deine Lieblingstasse mitbringen willst, darfst du das natürlich :)
Das Klavier ist zum bespielen da. Das Bad ist ein Duschbad mit Pendelregalen und kleinem Schrank. Im Flur steht ein Garderobenschrank und ein Haushaltsregal. Das Regal bleibt gefüllt.
Vom Südbalkon aus hast du einen schönen Blick ins Grüne mit Sicht auf den Melibokus. Die höchste Erhebung der hessischen Bergstraße.
Meine Waschmaschine steht dir im Waschraum (Untergeschoss) zur Verfügung.
Es gibt einen Fahrstuhl.
Der Keller wird alles aufnehmen, das ich aus deinem Weg räume und deshalb für dich nicht zugänglich.
Das Wohnobjekt liegt im Wendehammer und hat dementsprechend keinen Durchgangsverkehr. In 5 zu Fuß läufigen Minuten bist du in den Obstwiesen, Waldwegen und sonstiger Natur.
Du kannst das e-bike benutzen. Ist nicht mehr das jüngste Model, dient mir aber sehr gut. Wenn du ein eigenes Rad hast, kannst du es im „Radstall“ abstellen. Der Müll wird getrennt. Papier-,Plastik- und Biotonnen stehen am Ausgang im „Stall“. Wie in der Wohnung getrennt wird, erkläre ich dir vor Ort.
Vor dem Haus kann man gut parken.
Zur Straßenbahn sind es 7 Minuten zu laufen. Nächste Einkaufsmöglichkeit in beide Richtungen ca drei bis 4 Haltestellen.
Nach Darmstadt Mitte ca 15 Minuten, zum HBF ca 23 Minuten mit dem ÖPNV.
