1 room of 23m² in Berlin

Ich studiere Jura an der Humboldt - Universität und vermiete ab März ein helles, großes, möbliertes Zimmer in meiner 3er Studentinnen-Wohngemeinschaft. Das Zimmer hat ca. 23 qm in einer schönen Altbauwohnung in Schöneberg / Nähe Nollendorfplatz. Es ist zur Straße gelegen, hat Parkettboden und Stuckelemente an den Decken. Außerdem ist in dem Zimmer noch ein schöner Holzofen. Zur gemeinschaftlichen Nutzung gibt es ein Badezimmer, Küche, ein Wohnzimmer und eine Gästetoilette mit Waschmaschine. In die Miete, die 750 € beträgt, sind Betriebskosten, Heizung, Internet und Strom (Fair-Use-Klausel) inkludiert. Das Zimmer ist schön eingerichtet, (siehe Foto) es funktionieren leider nicht alle Steckdosen. Ich wohne hier gerade mit einer weiteren Mitbewohnerin. Außerdem sind meine Eltern gelegentlich beruflich in Berlin und wohnen dann in meinem zweiten Zimmer. Musikstudentinnen sind herzlich willkommen und können - nach Absprache - auch vor Ort üben. Der Vertrag sieht eine 2 - wöchige Kündigungsfrist für beide Seiten vor, perspektivisch möchte ich es aber (falls es keine Probleme gibt) gerne für die nächsten zweieinhalb Jahre untervermieten. I am a law student at Humboldt University and from March on I am renting out a bright, spacious, furnished room in my shared apartment with two other female students. The room is approx. 23 sqm and located in a beautiful old building apartment in Schöneberg, close to Nollendorfplatz. It faces the street and features parquet flooring, decorative stucco elements on the ceilings, and a lovely wood-burning stove. The shared areas include a bathroom, a kitchen, a living room, and a guest toilet with a washing machine. The rent is €750 per month and includes additional costs, heating, internet, and electricity (fair use policy). The room is nicely furnished (see photo). Unfortunately, not all power outlets in the room are working. At the moment, I live here with one other roommate. Additionally, my parents occasionally stay in Berlin for work and then use my second room. Music students are very welcome and may practice in the apartment by arrangement. The contract includes a two-week notice period for both parties. However, if everything works out well, I would like to sublet the room for the next two and a half years
