4 rooms apartment of 115 m² in Cologne

English: We will be spending half a year abroad and are happy to sublet our lovingly furnished apartment. So far, we have lived here as a family of three (living room, bedroom, guest room/office, children's room), soon to be a family of four. The apartment is rented fully furnished and move-in ready. If needed, the children's room can be reorganized to be suitable for adults. It features a beautiful open-plan living and dining area, two small balconies facing the courtyard, and two bathrooms—one with a bathtub and one with a shower (the shower bathroom is an en-suite in the bedroom). The entire apartment (except for the bathrooms) has high-quality real wood parquet flooring. The building was constructed in 1985. Our floor used to be a doctor's office until 2017, when a developer completely renovated it, creating two modern 4-room apartments that meet new-build standards. Additionally, there is an underground parking space in the courtyard, which can be rented for €80 per month if desired. A wallbox is planned but not yet installed. However, various charging options (including a fast-charging station) are within a 3-minute walking distance! Our neighbors are lovely, and everything is within walking distance—great location! We love our apartment very much and would like to leave it in good hands. German: Wir werden ein halbes Jahr im Ausland verbringen und freuen uns, unsere sehr liebevoll eingerichtete Wohnung unterzuvermieten. Wir leben hier bisher als 3 köpfige Familie (Wohnzimmer, Schlafzimmer, Gästezimmer/Büro, Kinderzimmer), bald als 4 köpfige Familie. Die Wohnung wird löffelfertig vermietet und das Kinderzimmer kann bei Bedarf so umorganisiert werden, dass es erwachsenengeeignet ist. Es gibt einen wunderschönen offenen Wohn- und Essbereich, zwei kleine Balkone zum Innenhof, zwei Bäder, eins mit Wanne, eins mit Dusche (das Bad mit Dusche als En-Suite Bad im Schlafzimmer). Die gesamte Wohnung (außer der Bäder) ist mit hochwertigem Echtholz-Parkett ausgestattet. Das Gebäude ist von 1985. Unsere Etage war bis 2017 eine Arztpraxis und wurde in 2017 durch einen Bauträger komplett neu gemacht und die so entstandenen zwei 4-Zi-Wohnungen entsprechen einem Neubaustandard. Es gibt noch einen Tiefgaragenstellplatz im Innenhof, der bei Wunsch für 80 Euro im Monat mit angemietet werden kann. Wallbox ist geplant, aber noch nicht vorhanden. Verschiedene Lademöglichkeiten (inkl. einer Schnellladesäule) sind innerhalb von 3 min fußläufig erreichbar! Unsere Nachbarn sind sehr nett und alles ist fußläufig erreichbar. Tolle Lage. Wir lieben unsere Wohnung sehr und möchten sie in gute Hände geben. Vielleicht sucht ihr aktuell nach eurer Traum 4-Zimmer-Wohnung und braucht noch eine Zwischenstation (wir wissen, wie schwierig die Suche in Köln ist) oder ihr seid eine WG, die noch nicht die passende Unterkunft gefunden hat, oder auf Montage...
