1 room apartment of 30m² in Berlin

The beautiful studio apartment is looking for a new long term tenant starting at 3rd of February. Minimum stay is 6 month. (1 year preferred). Regular rent is 1450 Euros/Month. The apartment is perfectly located at the heart of Kreuzberg right at the "Landwehrkanal". The room comes also with a nice workstation including a new 27" iMac. Due to the energy crisis: You simply pay the energy according to your consumption. Please read the text below and send me an e BASICS: The apartment has been my home for a while and I am looking for someone who will really take care of the apartment (wooden flor & wooden kitchen top) and the equipment (iMac, nice furniture). The place has been newly renovated and is definitely over quipped for an airbnb. The apartment also comes with a new 27“ iMac and all cooking utilities you need. All rooms have very high ceiling (3,40 Meter). The apartment has 30m2. Please be aware the Parkett floor and the wooden kitchen tops need some maintenance. Regular rent without the fees for wonder-flat will be 1450 Euros (including utilities and including 50 Euros downpayment for electricity). LOCATION: The apartment is located at one of the most popular neighborhoods. It's right at the center of Kreuzberg. The studio itself is on the first floor (ground level) of a beautiful old building located at a very calm street with lots of trees and no passing traffic at all. It's very quiet. The apartment is located very close to the water. You have the canal (Paul-Linke-Ufer) just around the corner (1 minute walking), tons of restaurants and bars nearby but still all the calmness you need to rest at home. STREET & LIGHT CONDITION The street is extremely quiet as there is no traffic going through. It is basically a dead end for cars, only used for tenants who live in the same street. It's one of the most quiet apartments I have lived in Berlin. So even the apartment is on the ground level I usually open the windows around the clock without getting disturbed by traffic. Especial in summer it's really relaxing. The street is covered with huge trees. So in summer there is a lot of shade. If it's 40 degrees outside it's still very shill inside of the apartments, which is due to the massiv walls of the building. SUITABILITY: The apartment is perfect for one person enjoying a nice furnished and quiet apartment for a long-term stay in Berlin. If you are looking for a stylish, comfy studio in one of the most beautiful and greenest parts of Berlin, with lots of cafes, restaurants, and nightlife around the corner and close to the water, this is the right choice. DESK & COMPUTER: You get a fully equipped workplace. You can use my iMac (latest 27“ model from 2020). Internet is a 100 Mbit/s. FURNITURE: The furniture (mostly vintage) are all hand picked, like the old industrial work bench (desk), the old closet and the old vintage lamps. The living room with an open kitchen is about 23 square meters and has an impressive high sealing (around 3,40 meters high). The windows are beautiful old double glass windows (Kastenfesnter). BATHROOM: The newly renovated bathroom is equipped with a beautiful rain-shower, a new old-school toilet and a sink. KITCHEN: The build in kitchen is just marvelous, very stylish and also brand new. You will simply love it. The cooking place is inside of the living room. So the studio might not be perfect for someone who needs to cook and fry very oily food on a daily base though because it’s an open kitchen. The kitchen is equipped with: - Washing machine, - Dishwasher, - Refrigerator with freezer department, - Oven & stove - Lots of cabinets - pots, cups and silverware FURNITURE & EQUIPMENT : - 1 bed () plus bed sheets - mattress (good one), - desk (old work bench form the 30's), - old chair (form 1930), - big Sofa, - closet for your cloth (2x), - table for sofa, - curtains, - lots of different vintage lamps, - rugs, - vacuum cleaner - coffee machine. CLEANING & ROOM-SERVICE: - There is no room service or an additional cleaning service. - I provide towels and shower-gal once you move in. But you need to buy your own toothpaste and cleaning equipments for long term. HEATING & ELECTRICITY: The costs for heating and internet are all included. The rent also includes a downpayment of 50 Euro per month for electricity already. This is usually sufficient for a month. When you move out we will read the meter and you will get money back in case you consumed less. LEASE: As this is a long term arrangement I prefer to sign a short term lease once you arrive in Berlin. The rent can be still payed through airbnb for the first three month though. After that you can stop airbnb if you want and save the airbnb fees. The regular rent without airbnb fees is 1450,- Euros. If you prefer you can only book for 3 month with airbnb first. After that the lease takes over and you save the airbnb fess. IMPORTANT: The rent includes a 50 Euro down payment for electricity already which is usually totally sufficient. But as electricity prices might go crazy in the near future, so you simply pay what you are consume regarding the price of the electricity provider. I will show you the contract with my electricity provider. As this is very over equipped apartment I need a deposit for the apartment which is 2000 Euro. The deposit is part of the lease.
