English: 🇬🇧 The spacious apartment is altogether bright by the morning sun until about 14:00 h and the smaller room (office or children`s room), the kitchen and the bathroom have a south-west Orientation and benefit therefore from the midday and evening sun. All windows look into the well-kept garden. An extendable table and a 4-seater sofa have been added (not yes in the pictures.....) The access to the appartment leads 20 m through the garden. None of the rooms can be seen from the street. Parking is easily and cost-free available at any time in front of the house. A small garden area at the entrance is also included. The apartment is located in a high-quality environment of a traditional villa area at a large square and park in the 'Westend' of Berlin. The area is very quiet and green, and very well connected. The nearest subway station (U-Bahn Theodor Heuss Platz ) is 12 min on foot away, the „Berlin Internationale Messehallen“ are 1.5 km or 17 minutes on foot away, the Central Bus Station (ZOB ) 20 min on foot or 2 km away. The Airport „BER“ is 30 km or 35 min by car/taxi) away. German: 🇩🇪 Die Wohnung ist insgesamt hell durch die Morgensonne bis ca 14:00 h und das kleinere Zimmer, (Arbeits-oder Kinderzimmer), die Küche und das Bad liegen süd-westlich und profitieren daher von der Mittags- und Abendsonne Alle Fenster sehen in den gepflegten Garten. Der Zugang führt 20 m durch den Garten. Keiner der Räume ist von der Straße her einsehbar. Ein ausziehbarer Tisch und ein 4-sitziges Sofa sind dazugekommen, (sind aber noch nicht in den Bildern erfasst.....) Eine kleine Gartenoase im Eingangsbereich gehört übrigens auch dazu. Parken ist problemlos und jederzeit vor dem Hause auch noch kostenlos möglich. Die Wohnung liegt in einem hochwertigen Umfeld einer traditionellen Villengegend an einem großen Platz und Park im Westend Berlins. Die Gegend ist sehr ruhig und grün, darüber hinaus sehr gut angebunden. Die nächste U-Bahn-Station liegt 10 Minuten zu Fuß entfernt, 2 Buslinien sowie an die Berliner Messe und den Flughafen Tegel bieten beste Anbindung. (U-Bahn Theodor Heuss Platz 10 Min zu Fuß, die Messe 1,5 km 17 Min, der ZOB 20 Min oder 2 km. Flugplatz Tegel 6 km bzw 15 Min mit dem Wagen/Taxi)
