Pleasantly bright 3-room, top floor (w. lift) apartment with balcony and direct view to Spree river in a renovated house from 1900 - close to Ostkreuz, Warschauer Straße & Treptower Park. _About the Flat The welcoming and bright apartment in the 5th floor (lift available) counts 75 sqm. and is divided in three rooms: A large living room including the cooking & dining-area, in the center of the apartment, with access to the balcony/loggia that invites to a stunning view directly to Spree river and the Molecule Men-statue in it. Additionally, there are two closed rooms, one facing Stralauer Allee and one facing the courtyard. Both rooms have approx. the same size which makes the apartment suitable for different life-situations: as a condo flat for two singles, as apartment for families, as apartment for couples or also for one person only. In the current setup (and furniture) one room is a classic bedroom with double-bed (1,60 m wide | Emma-matress), closet and sideboard. And, the other room is a multifunctional room with office-desk and sleeping-sofa. The bathroom impresses with a nice bathtub (incl. shower) and an openable skylight that brings daylight plus fresh air into the room. The skylight can be opened electrically with a remote-control. Furthermore, there is a small corridor and a small storage room, that is accessible from the living room / kitchen. The storage room offers enough space for bulky equipment (like tools, ironing board, clothes rack, etc.) and a food stock. In case you wish some visual entertainment, you can find a smart TV on the wall. For musically moments, you can find a bluetooth-loudspeaker. As you can read, the whole apartment is fully equipped: all you need to bring is your clothes and cosmetics. _About the Location The building is located in Stralauer Alle in Friedrichshain-district and finds itself in the second row to the water (Spree river). The flat is part of a renovated old house-complex from 1900 and is located in the 5th floor of the first house. Standing on the balcony your gaze wanders from Treptower Park to the Molecule Men statue in the water and ends at Oberbaumbaum-Brücke. So, you can enjoy your private skyline view directly from your own balcony - highly recommended during chilled summer nights or New Year’s Eve. The hotspot (traffic- and culture-wise) „Ostkreuz“ is 600m near and you need 10 minutes by foot to get there. Ostkreuz offers a lot of public transport possibilities: 15 minutes express-trains to airport + main-station, „Ringbahn“ (circle line that goes around the center) and several other public transport lines (bus, train, tramway). Around the neighborhood you can also find a lot of nice restaurants, bars (D59B > downstairs; Krass Böser Wolf > 5 minutes; Zur Glühlampe > 15 Minutes), clubs (Renate > 5 Minutes; about blank > 10 minutes; Berghain > 25 minutes) and culture-spaces (RAW > 20 minutes, Napoleon-Complex > 10 minutes, Zwingli-Kirche > 10 minutes) in walking-distance. You also need only 10 minutes to walk to Treptower Park (one of Berlin’s largest parks) and approx. 25 minutes to walk to Görlitzer Park and Kreuzberg 36. And we really recommend a walk by the water around the peninsula „Stralau“ that is only 5 minutes by foot. All the shopping for daily needs can also be made by foot: there’s a (real!) bakery, a butcher and two supermarkets (Edeka + Netto) in walking distance. And even if you don’t need a car at all, it’s possible to get access to an underground car-park, that is located in the neighborhood.
