English: We will be traveling from mid-November to mid-February (approx. 3 months) and are looking for a reliable, working professional (single or couple) to sublet our beautiful apartment in Karlsruhe (Innenstadt-West) during this time. The exact dates are still flexible and can be discussed in detail. We would like to rent out the apartment for the full period. Costs: • Rent (incl. heating): €1,320 • Internet: €40 • Electricity: €65 • Deposit: €1,300 (refundable at handover) About the apartment: • Approx. 75 m², bright and well-maintained old building with high ceilings • Fully furnished and equipped – just move in and feel at home • Bright bedroom • Cozy living room with TV • Dining room • Workspace with a height-adjustable desk, ideal for home office • Modern kitchen with induction stove and dishwasher • Bathroom incl. washing machine • Beautiful, sheltered balcony facing the courtyard (with barbecue) • Quiet courtyard location, yet right in the city center • Supermarkets, cafés, restaurants & S-Bahn (just 250 m away) all within 5 minutes walking distance Important information: • Sublet is approved by the landlord • We will sign a fixed-term sublease agreement outlining all details • No smoking, no parties, and unfortunately no pets • We ask for respectful treatment of the apartment, furniture, appliances, and personal belongings • Watering the plants would be wonderful – if not possible, we’ll store them elsewhere :-) What we need from you before viewing: • Completed self-disclosure form (we can send you a template in advance) • Proof of income or confirmation of employment Interested?
